Neighborhoods in Rome, Italy..?

Which neighborhood is ideal to stay in in Rome, Italy? I want to go in mid-February, and want to see all the touristy spots: the Trevi Fountain, the Vatican, Spanish Steps, Colosseum, etc. I also am going to take the express train early to Venice to spend the afternoon. I was looking on Expedia and Travelocity websites for airfare and hotel and they can sort hotels by different areas and neighborhoods in Rome...which neighborhood would you recommend is best? There are choices such as Trevi and Pantheon, Trastavere, Vatican City, via Venito, Villa Borghese...I have no idea which is the best place to stay. I would like it to be safe to walk around at night, of course, and I don't mind things being busy or noisy. Should I pick a place near the termini strain station? Please someone help!!

I stayed near the spanish steps for a month. It was quiet and wonderful. The Trevi Fountain is ALWAYS busy. I would walk back to my apartment at 2 or 3 in the morning and people were there. So there's a noise issue. The Colosseum area is extremely touristy but close to a few good sights. The Vatican is too far away from the point in Rome, you'd have to take a bus or walk. You might as well stay in the center of Rome so you only have to walk to the Vatican when you want to go. The Pantheon is a good place. Villa Borghese is close to the Spanish Steps and is also a nice, quieter area. Most of those sites are within walking distance to anywhere else, which is good. Hope this helps!
